Well, as a Realtor and Interior Designer, that is exactly what I do!

Let’s face it, fully updated properties are VERY expensive. Often they aren’t even exactly to your taste and you end up paying a premium in price. Wouldn’t it be nice to find a bargain house and be able to customize it to fit all your needs and desires?

This idea is very appealing, but I think what holds people back from finding their own fixer-upper is the fear of the unknown and lack of experience. It takes a lot of time, knowledge, and research to find the right home, calculate a renovation budget, and then execute the renovation successfully without losing your mind and wallet in the process.

I have extensive experience and knowledge of home renovation: the cost, what makes a good fixer, where to invest and where to save. I also have a true passion for interior design and making spaces beautiful and functional. Let me help you find a fixer-upper and transform it into your dream home.

How does this process work?

1. You contact me and we discuss what you are looking for in a fixer
2. We talk with a lender to explore financing options and establish budget
3. We begin viewing properties
4. Once we identify some houses that you could see yourself in, we work with a contractor to develop a renovation budget
5. When we find your dream fixer-upper with an acceptable renovation plan, we will make a compelling offer
6. Upon offer acceptance, I will guide you through the home buying process
7. While we wait to close, I will put together an interior design proposal
8. If you decide to hire me to design and manage the renovation, we will sign a contract and start planning for the renovation
9. Once you close on the house, we will move forward on the renovation according to the design plan and timeline.
10. And then, you get to enjoy your beautifully remodeled, totally custom, new home!!!

 

The most important phase of our project, the Project Discovery Phase is where we will get to know one another and dive deep into your wants and needs for your project. The first step is to complete our inquiry form. From there, we’ll outline all the details and specifics of your project to identify the ultimate goal for your home. Additionally, this is where we will begin to understand the full scope of your project and schedule an in-home consultations to walk through your space together. To wrap up Phase I, we’ll complete a detailed proposal so you have a clear understanding of next steps and fees.

 
PHASE II: RESEARCH, DESIGN + PRESENTATION

After the contract and design retainer are received, the fun part of the project kicks off! During this phase we dig into the details of the design concept and begin thorough research and development. During this phase we collaborate with trades, create floor plans, source fixtures and select finishes. After we’ve carefully crafted your full design plan, we’ll present your bespoke design presentation in your home where we’ll sit down to review all of the details, see samples and adjust the design as needed.

Once the design plan is approved and deposits for items have been received, we begin the administrative work of purchasing, tracking and double checking that each piece that arrives to our receiving warehouse. Further, we provide on-site collaboration with your contractor throughout construction to ensure no detail is overlooked.

The final phase is where the magic happens – install day! Together with our team of specialists, we’ll move in your furnishings, place rugs and furniture, hang lighting and draperies and complete the installation with professional decor and styling. Depending on the scale of your project, installation can take between one and five days. When the final details are in place, we’ll schedule a professional photograph to capture your project for our portfolio, then leave you to enjoy your new home.
